New Home Warranty Inspections

Every new home in Ontario is protected by a mandatory warranty that is provided by the builder against building materials and workmanship. Unfortunately, problems often occur after the warranty has expired. Such problems can be a real nightmare. Donít let a contractorís mistakes or negligence make your life miserable: protect yourself and your investment! Russell Certified Home Inspections is focused on defects in material and workmanship. Many of these defects relate to failure to meet building codes or standards.

Even brand new homes have flaws. While most homeowners can identify the cosmetic deficiencies in a home, a trained professional should be consulted to examine the technical aspects and mechanical function of the home. Make sure you have Russell Certified Home Inspections look at your home before your new home warranty expires. Your RCHI inspector will examine the house from attic to basement and our report covers all the major systems in the house including Roofing, Exterior, Structure, Electrical, Heating and Cooling, Insulation, Plumbing and Interior systems to identify defects and other problems before they become your problems.

It is the homeownerís responsibility to notify the builder of any major deficiencies inside these time frames. We suggest having the inspection done 10 or 11 months after possession of the home. Let one of our qualified inspectors walk you through this process and provide a full report that can be used when completing and submitting your warranty form to the builder. RCHIís New Home Warranty Inspections will inspect all accessible and visible components and equipment in your new home, to ensure that it has been built and finished to the standards accepted. Our inspections are as detailed and thorough as possible and include all areas of the home.

New homes are covered by the Ontario New Home Warranty Program (ONHWP) against defects in materials and workmanship for the first year. Water penetration from the exterior and mechanical equipment such as the furnace, have warranty coverage of two years from the date of possession. The house is covered for a period of seven years against major structural failure which leaves the house substantially uninhabitable. The buyer must notify both the builder and the ONHWP in writing (Statutory Warranty Form below) within the applicable warranty period i.e. 1 yr, 2yr and 7 yr.

Using a Yearly, or the Semi-annual Maintenance Inspection Plan gives you the advantage of having a certified, professional, inspector evaluate your home and identify in writing any items that may require repair or are close to needing service.
After an initial home inspection, our plan schedules your property for an inspection annually or semi annually as agreed, at a reduced cost.
Annual Plan customers save 25% on the appropriate size home inspection fees.
Semi-annual Plan customers save 30% on the appropriate size inspection fees.

Our maintenance inspection plans benefit you by identifying important repairs or minor maintenace items that may be required to prevent little issues from becoming major problems. These plans may especially benefit those homeowners who simply don't have time to deal with maintenance issues themselves and commonly hire tradespeople to do this type of work.
Awareness allows time to research contractors and schedule ahead rather than trying to deal with emergencies and paying overtime rates or facing major repairs.

When it comes time to sell, as a valued RCHI customer you will receive several additional benefits.

You will receive a final inspection under the annual or semi-annual plan that is a complete Pre-Listing Inspection charged at your discounted rate.

When the final pre-listing inspection is complete and you are ready to list your home, all maintenance inspection customers will receive a complete documented History of Inspection from Russell Certified Home Inspections.

Along with your repair records and receipts this will provide you with both a Pre-Listing Inspection report, A History of Inspection report, and all records necessary for full disclosure; thus eliminating possible litigation for unknown issues against you or your Realtor.

As an additional benefit, when you purchase your new home, all RCHI Maintenance Inspection Plan customers will receive a 25% discount, on the fee applicable to the residence being purchased, for a Home Inspection anywhere within my normal inspection area.
